How Long Does it Take to Approve My Application?

We strive to get your applications approved as quickly as possible. There are many factors that contribute to the time it takes to complete the process. Our goal is to approve or decline your application within 3 days of receipt. The factors that may delay this are mostly surrounding our need to verify certain information. Sometimes it takes extra time to get responses to our requests for verification. Hang in there! We are working hard to get you approved!


Do You Rent to Applicants with Felonies?

If your felony is less than 7 years old, the answer is unfortunately no. If your felony is over 7 years old, we take this on a case by case basis. Feel free to reach out to us if you have questions on this policy.


What is the Best Way to Get Maintenance Completed?

There are a two ways to get maintenance completed on your property. The first way (and quickest way) is to access your tenant portal and submit your work order there. When you submit the work order it will go directly into the hands of those responsible for taking action. The second way is to call your property manager directly and tell them about the issue. The property manager will then help you along the path to getting the maintenance completed.


When is My Rent Due?

Rent is due on the 1st day of every month. We recognize that the 1st of every month does not really work for each individual so we give a 4 day grace period each month before we consider the rent delinquent and begin charging subsequent fees. To put it simply, rent is due on the 1st and considered late on the 6th!


Who is Responsible for Landscaping?

This is a great question as it has two answers! If you are a resident that lives in one of our multi-family properties, the landscaping is included as part of your rent. If you are a resident living in one of our single family homes you, the resident, are responsible for landscaping activities.
